T'ING PEI Urban Design and FRANK WILLIAMS Architect, were awarded the invited International Competition for LONGZEYVAN DEMONSTRATION COMMUNITY BEJING CHINA. This competition was jointly held by China's MINISTRY OF CONSTRUCTION ("M.O.C.") and the United States DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT (H.U.D.).

This site plan is a metaphor of a Butterfly. The overall layout is presented in a shape of butterfly, with its community center and a school organized along the east-west spine that divides the area into two well-balanced subdivisions on the north and south directions. The design also considered the proper linkage with the already completed Longzeyuan West Garden. Along the north-south axis of the Major Open Spaces for the community's outdoor activities that connect the north and south subdivisions. The school is set in piece of triangular-shaped land toward the east of the development, leading to a dramatic usage of space changing from narrow to wide as it proceeds from west toward east.

Attention to the effects of regional weather and culture - the scheme considered both the potential impact from regional weather and culture heritage related to housing in Beijing. It lays out as many units as possible the south-north directional practices. Meanwhile it lowers the number of stories for those buildings that have the east west orientation. Even under the requirement for a high plot ratio, the scheme was able to lower as much as possible building density, therefore to provide more open space as well as to secure better ventilation through the development.

Concentration of public facilities and distribution of green space -are integrated in the community center. The school offers future residents a large and concentrated, area for gathering as well as for many recreation activities. The design also offers small green spaces throughout for local use, such as that would be enjoyed by grandparents and their grandchildren in relaxation.
