This 110 room Boutique Hotel with Residences above sits one block east of the Empire State Building. This area of the city is transforming into a new center of offices, residences and shopping. Recently, large furniture showrooms have been moving into this area, along with many new restaurants and two residential towers. The area being developed around Madison Square Garden is a large new office center and will be a compliment for the Hotel.

The architectural design has organized a 7-story street wall base which has a strong vertical glass tower rising above to 38 stories. The hotel is entered along Madison Avenue which is the commercial shopping street, and the residences have a separate entrance along the quieter East 33rd Street. There is a residential plaza along the westerly edge of the site which gives a wonderful place for the children to safely play as well as a place for the residential tenants to enjoy. This park can also be used by the neighborhood at lunch time and on weekends.

A restaurant with an active bar is located at the intersection of East 33rd Street and Madison Avenue. Also, a spa has been designed on the 8th floor in order to utilize the terrace space on the rooftop of the low-rise building.

The residences will be one and two-bedroom units with larger penthouses on the top floors. They will have separate elevators and 24-hour concierge services along with children’s play rooms and private meeting rooms. All residences will have 10 foot ceilings with floor to ceiling glass. Since the Residences are above the Hotel, their privacy is protected because of the height. Also, the all glass façade will provide very expansive panoramic views.
